A couple of our homes sit in resort communities where the pool is a shared amenity managed by an HOA; those listings say so clearly, and the distinction matters, so check before you book if it's important to you.

That's the best time. Snow falling while you're in 104-degree water is the reason half these bookings happen. Tubs run year-round, including through the coldest weeks at Government Camp. Leave the cover on when you're not using it — it holds the heat and keeps your bill and ours sensible.

With an adult in the water with them, always. Hot tubs aren't safe for unsupervised children and most health guidance advises against them entirely for under-fives, and for keeping older kids' sessions short. No diving anywhere. Use is at your own risk at every property, and we'd rather say that plainly than bury it.

Short list, and all of it is about the next guests. No glass anywhere near the tub — broken glass means draining, cleaning and refilling, which takes the tub out for a day. No food or drink in the water. Rinse off before you get in; lotions and sunscreen are what turn water cloudy. Put the cover back on when you're done.

A handful — a couple of the Mt. Hood chalets pair a hot tub with a sauna, including a traditional wood-fired one where we leave instructions for firing it up--Forrest Lodge and Bergstrasse are two. There's a sauna in one of our Seaside condos too. Ask us and we'll point you at them.

Tubs are set around 100–104°F, which suits most guests. If you'd like it cooler, message us and we'll walk you through it — but changes take several hours to take effect, so ask early rather than at bedtime.
